Why do you need to service a leak detection system?
As with all commercial building systems like fire, security and building management systems, leak detection equipment requires regular servicing to ensure its operating effectively. It is also often a requirement of your commercial premises insurance.
A lot can happen in a year. The very nature of your leak detection system means that it is sensitive to changes in the environment it is placed, and avoidable contamination or system errors may not be obvious to the untrained eye. We’ve also witnessed first-hand companies switching off their leak detection system following nuisance false alarms and leaving their commercial property at risk of an unseen leak. This can easily be avoided with regular servicing of equipment.

What might go wrong with your leak detection equipment?
Some of the most common errors occur due to the following reasons:
- Contamination of the sensing cable or sensors e.g. with excess dust or building debris
- Faulty wiring or a loss of connection to the main alarm panel
- Wear and tear of the equipment
- Sensing equipment being moved or placed in inappropriate areas e.g. underneath instead of on top of flooring.
What’s included in a water leak detection service?
We are pleased to support facilities managers using SFG20 by incorporating all relevant actions for your leak detection servicing and maintenance checks.
Our service visit also includes a comprehensive visual survey and inspection, testing of all circuitry, review of the general condition of all components, leak simulation tests and water isolation tests where solenoid valves are installed, and these referenced against drawings to confirm accuracy.
This service visit is then fully reported back to you with our findings; identifying faults or hazardous damage, and recommended remedial works issued following the service visit.
Major leak detection
Major leak detection systems require a slightly different type of service as the equipment is configured to automatically shut-off mains water supply when an abnormally high water flow is measured. These systems can prevent large-scale water leaks e.g. between the main water pipe and boiler room, and are also BREEAM Wat 03 accredited.
As per all our servicing visits, we first perform a visual inspection and survey of the general condition of all equipment. We’ll then simulate an alarm, using controlled testing and check programming against usage guidelines. A full report of findings that identifies any faults or damage along with recommended remedial works will then be issued following the visit.
Gas Leak Detection Service
Leak detection equipment for gases such as refrigerants needs to be regularly serviced too, ensuring that the monitoring of gas escape is effective.
As well as our usual visual survey and inspection, monitoring the general condition of any gas sensing equipment, we’ll also fully calibrate each sensor to its manufacturer’s specifications. In addition, sample test gas will be used to simulate gas leaks to ensure the leak detection system goes into alarm mode.
